In March, it started unwinding its liquidity facilities,\u00a0<a href=\"https:\/\/wolfstreet.com\/2021\/03\/23\/bank-of-canada-announces-balance-sheet-reduction-suddenly-worried-about-moral-hazard\/\" target=\"_blank\" rel=\"noopener\">citing \u201cmoral hazard\u201d as reason<\/a>. In April, it\u00a0<a href=\"https:\/\/wolfstreet.com\/2021\/04\/21\/the-taper-next-door-bank-of-canada-cuts-bond-purchases-by-25-total-assets-drop-by-13-rate-hikes-moved-forward-possibly-july-2022\/\" target=\"_blank\" rel=\"noopener\">tapered by another notch its purchases of Government of Canada bonds<\/a>, citing \u201csigns of extrapolative expectations and speculative behavior\u201d in the housing market.<\/p>\n<p>The assets on its balance sheet have now dropped from C$575 billion in March, to C$478 billion as of May 12:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-70592\" src=\"https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-Bank-of-Canada-2021-05-19-total-assets.png\" sizes=\"auto, (max-width: 494px) 100vw, 494px\" srcset=\"https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-Bank-of-Canada-2021-05-19-total-assets.png 494w, https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-Bank-of-Canada-2021-05-19-total-assets-260x238.png 260w, https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-Bank-of-Canada-2021-05-19-total-assets-160x147.png 160w\" alt=\"\" width=\"494\" height=\"453\" \/><\/p>\n<h3><strong>House prices have truly gone nuts.<\/strong><\/h3>\n<p><strong>In the Greater Toronto Area<\/strong>\u00a0(GTA), house prices spiked by 3.0% in April from March, and by 12.3% year-over-year, and have nearly tripled over the past 15 years, according to the\u00a0<a href=\"https:\/\/housepriceindex.ca\/#maps=c11\" target=\"_blank\" rel=\"noopener\">Teranet-National Bank House Price Index<\/a>\u00a0today.<\/p>\n<p>The index tracks prices of single-family houses through \u201c<a href=\"https:\/\/housepriceindex.ca\/about\/our-methodology\/\" target=\"_blank\" rel=\"noopener\">sales pairs<\/a>,\u201d similar to the Case-Shiller Home Price Index in the US, comparing the price of a house that sold in the current month to the price of the\u00a0<u>same house<\/u>\u00a0when it sold previously, often years earlier. By tracking how many more Canadian dollars it takes to buy the same house over time, the index is a measure of house price inflation.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-70593\" src=\"https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-house-price-Teranet-2021-05-19-Toronto.png\" sizes=\"auto, (max-width: 509px) 100vw, 509px\" srcset=\"https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-house-price-Teranet-2021-05-19-Toronto.png 509w, https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-house-price-Teranet-2021-05-19-Toronto-260x258.png 260w, https:\/\/wolfstreet.com\/wp-content\/uploads\/2021\/05\/Canada-house-price-Teranet-2021-05-19-Toronto-160x159.png 160w\" alt=\"\" width=\"509\" height=\"506\" \/><\/p>\n<p><strong>In Greater Vancouver,<\/strong>\u00a0house prices jumped by 2.0% in April from March and are up 9.4% year-over-year. The Bank of Canada\u2019s pandemic magic has completely turned around the housing bust that had started in mid-2018.
