It \u201cwill quickly become a blueprint for future towers in cities around the world,\u201d\u00a0<a href=\"https:\/\/www.ctbuh.org\/news\/proposed-passive-house-vancouver-tower-to-contain-large-social-housing-component\">said the architecture firm<\/a> behind 1075 Nelson, a 60-story development in the West End that will be built to Passive House standards.<\/p>\n<p>\u201cThe planet is on fire,\u201d Rick Gregory, vice-president at Henson Developments,\u00a0<a href=\"https:\/\/www.vancourier.com\/real-estate\/vancouver-s-proposed-60-storey-building-would-be-world-s-tallest-passive-house-tower-1.23918546\">said of using<\/a>\u00a0ultra-efficient windows, insulation and ventilation systems resulting in much less energy requirements than a typical tower. \u201cYou\u2019re either part of the solution or part of the problem.\u201d<\/p>\n<p>Because 25 per cent of the building\u2019s floorspace will be set aside for social housing, Vancouver mayor Kennedy Stewart also portrayed 1075 Nelson as a step towards addressing the city\u2019s dire affordability needs.<\/p>\n<p>\u201cWe\u2019re in a housing crisis, and this is a building on private land with private financing, and we\u2019re still getting 102 social housing units,\u201d Stewart\u00a0<a href=\"https:\/\/dailyhive.com\/vancouver\/1059-1075-nelson-street-vancouver-tower-rezoning-approved\">said<\/a>.<\/p>\n<p>Just down the road from 1075 Nelson is another skyscraper competing for eco-bragging rights in what aims to be the world\u2019s \u201cGreenest City.\u201d The \u201cButterfly\u201d tower being built by Westbank\u00a0<a href=\"https:\/\/www.mikestewart.ca\/presale\/burrard-and-nelson\/\">boasts<\/a> of \u201csustainability goals exceeding LEED Gold.\u201d<\/p>\n<p>But when Samuel Stein looks at luxury towers with the latest green technology, he doesn\u2019t necessarily see progress on climate change. \u201cIt makes the problem worse as it claims to make it better,\u201d the New York-based housing policy analyst and author of\u00a0<a href=\"https:\/\/www.versobooks.com\/books\/2870-capital-city\">Capital City<\/a>\u00a0told The Tyee.<\/p>\n<p>\u2026click on the above link to read the rest of the article\u2026<\/p>\n<\/div>\n<\/article>\n","protected":false},"excerpt":{"rendered":"<p>How Rethinking Affordable Homes Connects with the Climate Fight First in a five-part series exploring the case for a Green New Deal for Housing.
